Planning a Monoglass Patch Repair: An Owner’s Checklist

A small patch can still need careful planning. A good enquiry gives the contractor enough information to assess the material, access and proposed repair without turning a photograph into a diagnosis. The Dorchester House record is a useful example of documenting a localised Monoglass repair.
Show the area and its context
Include one clear view of the affected finish and a wider photograph showing the surrounding ceiling and services. Give the building location and explain whether the area is shared, occupied or restricted. Do not disturb loose material to take a better photograph. Records of earlier work may help identify the system and scope.
Describe what changed
Note when damage was noticed and whether nearby trade work, a leak or another event was observed. An observation is useful even when the cause is unknown. Keep repairs and investigation separate in the request, so a proposal can explain which questions need to be resolved before application.
Bring the material records
Ask the building manager for product information, drawings or previous handover records. Monoglass spray-applied glass fibre and polyurethane foam are different materials. The confirmed Dorchester House repair is Monoglass; the separate Nanaimo video shows DC315 coating work and should not be treated as a Monoglass product example. Match the repair proposal to the recorded system.
Agree on access and protection
Explain height, obstructions, operating hours and routes used by residents or staff. Confirm responsibility for moving contents, protecting services, providing access and communicating restrictions. An owner should understand these practical arrangements before comparing application prices.
Ask about finish and completion records
Discuss the expected appearance and any sample or review process. A repaired texture may need assessment alongside the existing finish. Request a record of the area and materials addressed, with outstanding work identified. The responsible project team must establish applicable performance requirements; visual similarity is not a fire-rating certificate.
Start with a focused request
Send your photographs, known material, approximate extent and preferred assessment timing. Confirm the contractor’s availability for the actual location. Read the Dorchester House project story and the repair-survey guide to organise the information before contacting the project team.
